    PERSON 1 IDENTIFICATION VERIFICATION

    If you are a non-resident seller, please be advised that funds held in trust for Canada Revenue Agency (CRA) purposes will no longer be held beyond 30 days. If a Clearance Certificate is not received within 30 days of closing, the full CRA holdback will be remitted directly to CRA.

    • 25% of the sale price is held if the property is owner-occupied.

    • 50% of the sale price is held if the property is used as a rental.

    THE TWO FORMS OF ID MUST BE THE FOLLOWING

    • Driver's Licence

    • Passport

    • Permanent Resident Card

    • Citizenship Card

    • Social Insurance Number Card

    ONE FORM OF ID MUST BE PHOTO ID WITH SIGNATURE

    You must upload the front and back side of your ID

    All documents listed below must be submitted before the closing date. Failure to do so may delay disbursement.

    Additional Information

    Please ensure that you notify and advise the closing date for any and all accounts held in your name for the sale property.
    Accounts to be paid for the month of closing and will be (prorated) credited back to you by the buyer on the Statement of Adjustments

    TASKS TO DO ON OR BEFORE CLOSING

    • Notify and Cancel Utilities: as of the date of closing

    • Notify and Cancel Home Insurance Policy: as of the date of closing

    • Cancel Pre-authorized Payments such as Property Tax, Condominium Common Expenses, Rentals, etc.

    • Equipment Rentals such as Hot Water Tank, Air Conditioner, Furnace, Water Filters, etc.

    • Septic Tank (if applicable) is cleaned and provide proof for date of servicing

    • Propane Tank (if applicable) are filled prior to closing

    Client Consent re: Communication

    Please list any other person or persons that our office may discuss information regarding your file. By filling in the below,
    you acknowledge the risks associated with various forms of client communication such as emails and phone calls. There is a potential loss of confidentiality should the client(s) share lawyer/client emails with others

    Example: Parent(s), Children, Spouse that is not on title, Real Estate Agent, etc.
