    You must provide us with all the information required by our offices no later than five (5) business days prior to closing.
    Failing which, we shall charge an additional fee of $150.00 and we cannot guarantee the timeliness of your closing.

    By filling out this part of the form, you are automatically authorizing us to contact your Real Estate Agent to discuss matters relevant to your file and/or closing in order to make sure your transaction is completed smoothly.

    • Fully Executed Agreement of Purchase and Sale

      – including all Waivers, Notice of Fulfillments, Amendments and any other documents signed by you and the vendors

    • Most recent Tax Bill or Statement of Account: to be provided at least five (5) days prior to closing

      The Tax Bill or Statement of Account is provided to you by the city. If you do not have it, you will have to call the city to obtain the annual tax amount and the total amount of taxes you have paid for the current year, and provide this information to us. Also, if you are selling a condominium, please provide us with the amount of the monthly common expenses (also known as maintenance fees).

    • Mortgage or Secured Line of Credit Statement(s)

      for ALL secured loans on title

    • Rental Agreements and/or Assumption Agreements for new buyers (if applicable)

      Such as Hot Water Tank, Air Conditioner, Furnace, Water Softener/Filters, etc.

    • Is Sale Property Currently Tenanted?

      If yes, please provide a copy of lease agreement

    • Corporate Name

      Please kindly send us a copy of the articles of incorporation and also state which role you occupy within the corporation (i.e president, director etc.)

    Additional Information

    Please ensure that you notify and advise the closing date for any and all accounts held in your name for the sale property.
    Accounts to be paid for the month of closing and will be (prorated) credited back to you by the buyer on the Statement of Adjustments

    • Notify and Cancel Utilities: as of the date of closing
    • Notify and Cancel Home Insurance Policy: as of the date of closing
    • Cancel Pre-authorized Payments such as Property Tax, Condominium Common Expenses, Rentals, etc.
    • Equipment Rentals such as Hot Water Tank, Air Conditioner, Furnace, Water Filters, etc.
    • Septic Tank (if applicable) is cleaned and provide proof for date of servicing
    • Propane Tank (if applicable) are filled prior to closing

    you acknowledge the risks associated with various forms of client communication such as emails and phone calls. There is a potential loss of confidentiality should the client(s) share lawyer/client emails with others

    • KEYS
      At least one key should be left in a lockbox or arranged with your agent to be Transferred to the Purchaser once we notify you that the Transaction has been completed. ( all the other keys to be placed on the kitchen counter)
    • UTILITIES
      It is important that you personally contact the utility companies and inform them of your proposed sale of the property and to have the final bills forwarded to your new address.
    • FIRE INSURANCE
      Please also ensure that you cancel your fire insurance policy as of 11:59 p.m. on the closing date once it is closed.
    • COMMON EXPENSES
      Please also ensure that you cancel your common expenses payments from the first day of next month. If the property is a condo, please confirm that monthly common expense payments are paid out and up to date.

    Sale Proceeds: Certified cheques will be available for pick up at our office within one business day after the closing date or Wired into your bank account. Please note that our office is not responsible should the funds be held by your bank. Kindly contact your bank directly should there be a hold of the funds.

However, there are risks to solicitor-client privilege and various privacy issues inherent in communicating details by e-mail and/or other electronic media. By completing this form, you are acknowledging these risks, and agreeing for our law office to communicate with you by e-mail.
