Completing all fields is mandatory

    You must provide us with all the information required by our offices no later than five (5) business days prior to closing.
    Failing which, we shall charge an additional fee of $150.00 and we cannot guarantee the timeliness of your closing.

    Mortgage Broker Contact Information

    By filling out this part of the form, you are automatically authorizing us to contact your Mortgage Broker to discuss matters relevant to your file and/or closing in order to make sure your transaction is completed smoothly.

    Refinancing with (select one):

    DOCUMENTS TO BE PROVIDED TO US BEFORE CLOSING

    • Current Debt Statements that Require to be paid out from the Proceeds of Refinance

      You may have debts to be paid out such as, an existing mortgage statement, Line of Credit, Credit card Statements, Car Leases, Student loans and etc. If any one of these applies to you please upload a current statement to us.

    • Mortgage Instructions: to be provided at least four (4) business days prior to closing

      This is provided by your bank/lender – please follow up with them to ensure this is provided to our office

    • Most recent Tax Bill or Statement of Account (and proof of payment)

      The Tax Bill or Statement of Account is provided to you by the city. If you do not have it and proof of payment, you will have to obtain it from the city, or we will have to purchase a tax certificate for you which costs $150 and requires up to 5 business days to obtain one on your behalf.

    • Fire Insurance Binder: to be provided at least two (2) days prior to closing

      Contact your insurance agent and advise them to have a copy of the insurance binder sent to our office
      *** The insurance policy must indicate the new mortgage bank/lender and any other existing lenders as the first/second/third/etc ‘loss payee’ on the policy, as applicable***

    • Status Certificate (Condominium Units ONLY)

      You will have to contact the Condominium Corporation or its Manager/Management Company to order the Status Certificate. Please order it right away on a rush basis. If you cannot, please let us know immediately by e-mail
