    You must provide us with all the information required by our offices no later than eight (8) business days prior to closing.
    Failing which, we shall charge an additional fee of $150.00 and we cannot guarantee the timeliness of your closing.

    Real Estate Agent Contact Information

    By filling out this part of the form, you are automatically authorizing us to contact your Real Estate Agent to discuss matters relevant to your file and/or closing in order to make sure your transaction is completed smoothly.

    Mortgage Broker Contact Information

    By filling out this part of the form, you are automatically authorizing us to contact your Mortgage Broker to discuss matters relevant to your file and/or closing in order to make sure your transaction is completed smoothly.

    Sellers Lawyer Contact Information

    Please Note: If you do not have it, at this time, contact your real estate agent and email us at least 2 business days before the Title search date, which is stated on page 3 of your Agreement of Purchase and Sale.

    DOCUMENTS TO BE PROVIDED TO US BEFORE CLOSING

    • Fully Executed Agreement of Purchase and Sale

      – including all Waivers, Notice of Fulfillments, Amendments and any other documents signed by you and the vendors

    • Mortgage Instructions: to be provided at least four (4) business days prior to closing

      This is provided by your bank/lender – please follow up with them to ensure this is provided to our office

    • Status Certificate (Condominium Units ONLY)

      Please have you Real Estate Agent send us the Status Certificate. If it has not already been ordered, please do so

    • Fire Insurance Binder: to be provided at least two (2) days prior to closing

      Contact your insurance agent and advise them to have a copy of the insurance binder sent to our office
      ***If you are obtaining a mortgage, the insurance policy must indicate the lender as the first 'loss payee'***

    TASKS FOR YOU TO COMPLETE

    • UTILITIES
      It is important that you also contact each utility to inform them of your proposed purchase of the Property and to set up your accounts with them.
    • TAX OWNERSHIP TRANSFER
      Within one week of the closing date; my office will email you the Transfer/Deed and letter that you will provide to the city by fax/email/in person to update in their system.
    • KEYS
      Seif Law Firm will make an appointment through a zoom video conference call for signing all closing documents and corresponding paperwork. Keys we will either provide you lockbox code or provide you direction on how to obtain it.
    Opt Out re: Communication

    Please list any person or persons, such as your Real Estate Agent, which you are specifically not authorizing our office to communicate with regarding your transaction.



    Privacy Issues

    Please note that our office will normally correspond with you by e-mail. However, there are risks to solicitor-client privilege and various privacy issues inherent in communicating details by e-mail and/or other electronic media. By completing this form, you are acknowledging these risks, and agreeing for our law office to communicate with you by e-mail.

    Reliance on Information Provided

    We are relying on the accuracy of the information you have provided in this form in completing your transaction, which has the same risks with solicitor-client privilege as identified in the “Privacy Issues” section, and our law office will not be held liable as a result of any information you have incorrectly inputted into this online form.
